How Do I Make Payments and Communicate With VRE?

VRE leverages technology that we use everyday to make property management easy and painless for our residents. All VRE residents are enrolled in our online portal with their own secure and unique login. Through the portal, both VRE and residents have a 24 hour 7 day a week communication gateway which is used to make rent payments, submit maintenance requests and receive helpful information regarding new resident programs and offers exclusively to VRE residents.

I Live in a Manufactured Home In a Mobile Home Community, What am I Responsible For?

VRE understands that manufactured homes are truly an affordable housing option for families and often provide huge benefits over apartment living such as: private yard, no common walls, no noise, off street parking, clubhouse, pool, playground, neighborhood feel, security, onsite property management. In mobile home communities, the park charges a rent on the lot rent which often VRE includes in the total resident monthly rent payment. VRE then pays the lot rent directly to the park. There may be exceptions where the resident will pay the park the lot rent directly and pay VRE the home portion. Either way, VRE makes payment seamless and EZ for residents through the portal system. Utilities are not included in the rent payment. In most cases residents are responsible for gas, electric, water, sewer and trash.

Is There an Application and What Are The Requirements? What About Bad Credit?

Yes there are actually two applications, both of which are east to qualify. One application is for the park. Since you will be a resident of the mobile home community, a criminal background check is required and in most cases, a felony will disqualify an applicant from acceptance into the park. The other application is for VRE. VRE must qualify a prospective resident to ensure income meets guidelines with sufficient work and rental history sufficient for approval. VRE will consider ALL credit situations. We emphasize income, job and rental history as key indicators for approval.

When is rent due?  

Rent is always due on the 1st of the month.

How do I pay rent? 

Easily and conveniently through our secure online resident portal. Other options include mail and cash payments which are processed at stores like Walmart. Fees may apply.

What if I can’t pay my rent? 

Always plan to contact the property manager via the resident portal as soon as possible as we may be able to suggest rental assistance resources that can help when life events happen such as job loss, illness, etc.

What do I do if I need maintenance on my home or a repair?  

Repair requests can be made through the resident online portal 24 hours a day.

 If I should need to move out, how much notice is required to the property management?  

We require notice to be provided through the resident portal 60 days in advance of the intended move-out date.

How soon will I get my security deposit returned?

Once final inspection has been completed, security deposits are generally returned within 30 days.

Can I have a pet? 

In many of our units, 2 small pets are allowed. A pet deposit and in most cases a monthly pet fee will apply. Pet size, breed type and current vaccination records will be considerations for approval.

Can I use the clubhouse or pool for a party? 

Please work with your park manager to discuss the private use of the park facilities.

Do I need renters insurance? 

Yes

How will I be notified of inspections or scheduled service? 

All tenant communications are conducted through our tenant portal and you will be notified in writing of scheduled maintenance or an inspection by property management.

Where Is VirtualRE Based?

VirtualRE is based just west of Denver in the beautiful foothills of Colorado. We currently manage homes in 4 states, soon to be 6.

How do you structure your PM fees?

PM fees are charged on a % of gross rents collected. VRE manages all aspects of property management for the property owner – maintenance, insurance escrows, tax escrows, maintenance reserves, utility reimbursements, marketing, legal, eviction, recovery and portfolio reporting.

How many rentals do you currently manage?

Our portfolio is growing and is projected to increase to 215 units under management in Colorado, Texas, Utah, South Carolina, North Carolina and Louisiana.

What is the average occupancy rate?

Occupancy across the portfolio currently sits at 98%. We project the demand for affordable rentals to remain very strong with vacancy rates to stay at all time lows.

What type of properties do you manage?

We currently manage individual manufactured homes in land lease manufactured home parks. We strive to build good relationships with our park owners and managers and be a positive influence in the parks with our strong occupancy rate, long term tenants and upkeep of homes.

 What do you base your rental rates on?  

We balance market demand, market demographics with maximizing owner revenue and rates to ensure long term stabilized occupancy in any given market.

Are you insured?

VRE is fully insured for the appropriate amounts. 

 How often do you do inspections?

Inspections are completed twice per year and at lease termination.

How do you screen tenants? 

Background and credit checks, employment verification and reference checks are completed on each applicant for our homes to ensure we are bringing good neighbors into the communities and setting everyone up for a successful relationship.

VRE leverages technology that we use every day to make property management easy and painless for our residents. All VRE residents are enrolled in our online portal with their own secure and unique login. Through the portal, both VRE and residents have a 24 hour 7 day a week communication gateway which is used to make rent payments, submit maintenance requests and receive helpful information regarding new resident programs and offers exclusively to VRE residents.

How do we approach vacancies? 

We actively advertise with signs within the park where vacant units are located, Craigslist and Facebook ads as well as any local resources such as nearby universities or large employers in the area.

 How do we screen tenants?  

We actively screen potential tenants utilizing our PropertyWare screening service with next-generation Artificial Intelligence technology to calculate any risk exposure.   We look for previous evictions, credit scoring, and previous rental history as well as criminal background checks.
